Robert R. Spillane, CHA

Bob is the founder and president of Spillane Financial And Leasing Services, LLC.

A career devoted to the Hospitality Industry including, hotel management with the worlds leader in hotel franchising operations division, acquisition and disposition of corporate owned properties, hotel ownership, hotel management contracts, hotel consulting, hotel brokerage and Commercial Mortgage Broker.  

Hotel Management: properties from 128 to 362 rooms and multi-unit management of up to 15 properties covering a four-state region. During my twenty-year tenure with this major hotel corporation I was involved in seventeen acquisitions and twenty-three dispositions.  

Hotel Management Company: specializing in the recent acquisitions and repossession both require extensive training, accounting procedures to be put in place and a strong, fresh Marketing Plan.   

Consulting: new business start-ups, distressed properties, acquisitions, dispositions, new construction, foreclosures, repossessions, repositioning, marketing plans, financing, business plans and training.

Hotel Ownership: owned and operated a full service downtown property for six years.  

Realtor: specializing in hospitality properties; Previously Licensed Sales Associate with Hotel Motel Brokers of America and Hospitality Specialist and Director with Coldwell Banker Hospitality Brokerage Group..

Commercial Mortgage Broker: Offering full service: Preparing the package, finding a Lender, origination, underwriting and closing for SBA 7A, SBA 504, USDA, Conventional, Hard Money, Private Investors, Leasing, and Land Contracts.  

Transaction Experience: C-Stores, Restaurants, Beauty Shops, Gas Stations, Flower Shops, Churches etc. and extensive experience with Full and limited service hotels, motels and resorts. Independent and franchise properties including: Best Western, Holiday Inn, Rodeway Inn, Hampton Inn, Comfort Inn, Knights Inn, Ramada Inn and Days Inn. Clients include corporations, investors, owner operators and partners.

Hotel experience: 15 years experience working in hotels with three franchises; total operations, from managing properties, front office manager, training, sales, front desk, to housekeeping, etc.  

Commercial Mortgage Broker Experience:

Consulting Experience: 6 years experience working with clients to help meet their financial needs. SBA loans, underwriting, loan packaging, market analysis, preparation of Pro Forma, SBA forms, lender forms, business plans, property analysis, hotel accounting, etc.  

Transaction Experience: 10 years experience packaging and closing loans with Independent and Franchise properties; Hotels, Motels, Resorts, Gas Station/ C-Stores, Adult Foster Care Homes, and Hair Salons.

Sharmin R. Hegenauer, Business Development Officer

Background: A career devoted to the Hospitality and Service Industry including hotel management, banking, business ownership, business operations and financial consulting.  

Hotel experience: 15 years experience working in hotels with three franchises; total operations, from managing properties, front office manager, training, sales, front desk, to housekeeping, etc.  

Business Experience: 7 years experience co-owning and operating a franchised service business in the Greater Baltimore Metro Area. Experience includes; franchise negotiation, market choice, initial business set up, human resources, accounting, customer relations, payroll, etc.  

Consulting Experience: 10 years experience working with clients to help meet their financial needs. SBA loans, underwriting, loan packaging, market analysis, preparation of Pro Forma, SBA forms, lender forms, business plans, property analysis, hotel accounting, etc.  

Banking Experience:  3 years experience working with customers, managing accounts, new accounts, new loans, daily transactions, and audits..

Transaction Experience: 6 years experience packaging and closing loans with Independent and Franchise properties; Hotels, Motels, Resorts, Gas Station/ C-Stores, Adult Foster Care Homes, and Hair Salons.
